## Authentication and access

REST and remote MCP require an operator-issued API key in Authorization: Bearer or X-API-Key. Pilot credits and invoicing are managed manually. Each key has a controlled free-preview allowance (default 25 calls). Repeat use consumes versioned credits (pricing 2026-08-11.1); compact, standard and diagnostic screens cost 1, 2 and 3 credits.

## Inputs and checks

Supply one of: an address containing a UK postcode; a UPRN; or WGS84 latitude and longitude. Core checks cover listed buildings, conservation areas, Article 4 direction areas, green belt and flood-risk zones in England. The broader intelligence profile adds administrative geography, anonymised 500-metre crime-category context, nearby planning applications and brownfield sites, live Environment Agency flood warnings and telemetry, and open Planning Data layers for protected land, heritage and environmental planning context. Optional profile sources degrade independently; contract-gated sold-price, ownership, EPC, listing and valuation feeds are not represented as live.

## High-volume agent workflow

Property-listing and property-data agents can estimate credits, submit customer-supplied listing IDs and property locations as compact or standard asynchronous batches, poll paginated results or receive signed webhooks, verify report hashes, and retry safely with the same idempotency key. VerifyUK does not scrape property portals.

## Critical interpretation rule

`present` is limited to an authoritative identifier, strong property identity, or supported containment. `candidate_nearby`, `ambiguous_match`, and `insufficient_location_precision` are unconfirmed and must not be promoted. `not_found_in_source` means the exact and configured contextual searches found no signal; it is not confirmed absence. `source_unavailable` must be handled explicitly. Planning Data coverage varies by dataset and authority. Postcode-only matching remains approximate unless a single strong official identity match refines it.
